Gas, Electrical, Smoke Alarm Safety Checks

The Residential Tenancies Regulations 2021 are rental laws in Victoria requiring landlords to;

  • conduct gas & electrical safety checks every two years; and

  • conduct smoke alarm safety checks every year

These laws came into effect for any new rental agreement entered into from 29 March 2021. Rental providers (landlords) are legally liable for the safety checks on their rental properties.

ESM Melbourne organises these safety checks all on the same day at the same time with your tenant. We have a client portal for property managers to call up properties or view previous history certificates, reports, invoices and photos.

Our safety checks include;

Gas Safety Check

  • Conducted by Victorian Building Authority (VBA) licensed Plumber

  • Gas line pressure test

  • Gas appliances carbon monoxide test

  • Gas appliances negative pressure test

  • Gas appliances testing to ensure safe operation

  • Gas appliances basic servicing & cleaning

  • VBA gas servicing record lodgment

  • Copy of VBA servicing record report for the property

Electrical Safety Check

  • Conducted by Energy Safe Victoria (ESV) licensed Electrician

  • Switchboard testing

  • Polarity & correct connections testing

  • Earth continuity testing

  • Residual-current device / safety switch testing

  • Copy of ESV electrical safety check report for the property

Smoke Alarm Safety Check

  • Conducted by ESV licensed Electrician

  • Smoke alarms are correctly installed

  • Smoke alarms are in working condition

  • Conduct decibel test

  • Copy of smoke alarms check report for the property
